This service is suitable for Landlords
who do not reside locally, and for those who would rather not deal directly with Tenants.
Engaging Acorn Property Management as managing agents of your residential property relieves you

providing cost effective management of tenants and tenancies, and as appropriate, arranging

The Full Management Service includes;

Visiting you at your property, providing a rental valuation and giving advice as
required.

Marketing your property. With our excellent contacts in personnel departments
of various companies we usually have a range of quality tenants waiting.
We also undertake advertising as necessary. For example. Print media: local papers,
magazines, leaflets, Leisure Guides, traditional flag boards, yellow pages, Thompson Directory. We are also taking part in the Staff Discounts UK/NHS staff benefit scheme. Online directories:
yell.com, Thompsonlocal.com, and various other leading web
sites e.g. www.rightmove.co.uk - the UK's number one property
web site, our site www.acornpropertymgt.co.uk, www.lettingsearch.co.uk, www.primelocation.www.propertyfinder.com to name a few.

Selecting suitable tenants for your property and accompanying prospective tenant
applicants to view the property, leading to the introduction and vetting of a prospective
tenant, dealing with negotiations.

Obtaining and evaluating references, credit and identification checks as appropriate. This proving satisfactory, we will
then go ahead and prepare an Assured Shorthold Tenancy Agreement, Inventory and Schedule
of Condition.

Arranging signature of the Tenancy Agreement by the Tenant and signing the tenancy agreement on your behalf.

Collecting the first advance rental
and security deposit from the tenant. These will be credited to the Landlord
less our agreed fee. We will then place the security deposit
into an appropriate government authorised tenancy deposit scheme, for more information

Checking the tenant into the property against the inventory, handing over keys, taking
relevant meter readings and obtaining signatures.

Passing onto the tenant a prepared standing order mandate for processing of future
rental payments directly into the landlords nominated bank account on a monthly basis.

Advising and assisting in the transfer of gas, electricity, water and council accounts
into the tenant’s name.

Sending the Landlord copies of relevant tenancy documentation.

Sending the Tenants a letter giving them contact details for the relevant utility
companies and the opening meter readings taken on the day of the check-in, our
contact details and emergency contact number, information regarding Tenants Contents Insurance and any other relevant
information following the check-in.

Sending a renewal notification to both Landlord and Tenant.
PLUS
- Collecting and processing of rental payments payable by the tenant monthly in
advance, crediting your nominated bank account (less our agreed monthly management fee
and any maintenance costs) and sending you a detailed rental statement on a monthly basis
with copies of any maintenance invoices where applicable.
- Dealing with rent arrears in an appropriate manner within the confines of our
Management Agreement and the tenancy agreement. Rent Guarantee and Legal Expenses cover is recommended to cover such risks, which is available through this agency.
- If required, paying regular outgoings relating to the property from rental payments upon written authority by the Landlord.
- During the tenancy carrying out
periodic property visits by an independent property inspector including a pre-checkout visit by the agency which is conducted approximately
two weeks before the end of a tenancy in
order to monitor the condition of the property and the performance of the tenant in
accordance with their contractual obligations, sending
you a full report of our findings and writing to the tenants where appropriate.
- We will arrange any necessary day to day repairs to the property or contents
of the property. Minor repairs will be dealt with at our discretion. Where major
works are necessary Acorn Property Management will obtain quotations and seek landlord’s
prior approval for such expenditure unless immediate action is required. We use trusted and approved trades people to carry out maintenance and unlike many letting agents all discounts we receive from contractors are passed on directly to the landlords, therefore saving our landlords a substantial sum of money.
- Towards the end of the tenancy, we will liaise with the Tenant and Landlord regarding
a renewal of the tenancy or arrange to check them out as applicable
- If the tenant is moving out we will re-advertise the property for re-letting and
continue the process with the minimum of vacant periods to ensure that you receive the
optimum return from your property

IMPORTANT: With the Letting Only Service,
Tenancy Management, Property
Maintenance and Rent collection remain the Landlords
responsibility.
